CleanSpace Maintains Temperature Control in Home in Union, MO

John R. in Springfield, IL was experiencing high energy bills because controlling the climate of his crawlspace was difficult. Due to the air rising, the temperature of the crawlspace would rise into the house, which makes controlling the house climate use more energy.

Woods Basement Systems came in and installed CleanSpace to seal the crawlspace and keep moisture out of the space. Vent covers were also installed for the same purpose. Keeping the moisture out is very important to keeping the area less humid, making temperature control easier.

Woods installed GeoLock wall anchors to fix the support of the home. The anchors would support the structure until it is torn down because it is anchored past the active zone of the yard. The anchors are attached to the wall and extend into the yard. Anchoring past the active zone is important to keeping the house stable and the solution being long term. 

Walls permanently stabilized and basement waterproofed in Gray Summit, MO

Bryant and Wanicha D. of Gray Summit, MO had large cracks all along their foundation walls that also appeared to be leaning inward. Coupled with that, water was getting into their basement despite having a pre-existing waterproofing system from when the home was built. They called Woods Basement Systems for a free assessment. Design Specialist Brenton K. inspected the inside and outside of the home and recommended installing Geo-Lock Wall Anchors for the walls and adding a sump pump system to the waterproofing system already in place at the house.

Foreman Bradly Perry installed the wall anchors along the leaning walls. Galvanized steel anchor rods are driven through the foundation walls and attached to earth anchors that are buried in the yard. Steel wall plates are attached to the anchor rods on the inside of the foundation walls and the rods are tightened. They halt any further movement and damage of the walls and permanently stabilizes them.

A Twin Pack Sump Pump System was tied into the already existing waterproofing system. Water is drained into the Twin Pack where two powerful, cast iron pumps will pump the unwanted water out of the basement through the discharge lines even when weather becomes severe. On the discharge lines, IceGuards were installed. The IceGuards are on the exterior of the home and have slotted openings for water to escape if the discharge lines become frozen or clogged so water won’t come back into the basement.

Bryant and Wanicha D. are happy that their walls will not be damaged any further and that their basement will remain dry.

Design Specialist Kevin E. inspected the issues Tyler was having in his home and recommended installing Push Piers, Geo-Lock Wall Anchors and PolyLevel to counteract the underlying soil conditions responsible for the damage.

Push Piers were installed to address the foundation settlement responsible for the cracks on the brick and within the home. Foundation settlement is caused by unstable soil settling under and around the foundation and bringing the foundation with it. High-strength steel pier sections are driven into stable soil conditions or bedrock below the home. They are attached to the concrete footing of the home using steel brackets which transfers the weight of the home to the load bearing soil or bedrock. Push Piers also offer the opportunity to lift the home back to a more level position.

Woods installed Geo-Lock Wall Anchors along the retaining wall. Geo-Lock Wall Anchors counteract the pressure on the wall from the unstable soil conditions on the other side. Galvanized steel anchor rods were driven through the wall and connected to earth anchors embedded in more stable soil conditions in the yard. The rods are attached to wall plates on the inside of the wall. Geo-Lock Wall Anchors permanently stabilize the wall and can also straighten the wall by tightening them during dry periods.

PolyLevel was injected under the sunken concrete slabs of the driveway and patio. PolyLevel is an expanding polymer foam that fills any voids under the concrete and lifts and levels the slabs. PolyLevel cures quickly so the driveway and patio can be used in about 15 minutes, much less time than traditional mudjacking. It’s waterproof so it won’t be washed away which makes it a much more permanent solution than mudjacking as well.

The soil under and around the home is the largest source of radon. Woods drilled a hole in the slab foundation floor to provide an area of least resistance that will draw radon gas up through it. The hole is connected to PVC pipes that can run inside or outside the home and directs the gas upward. Passive mitigation systems use the same system of pipes to ventilate radon away from the home but are not always reliable in keeping radon levels before 4pCi/l. In this active system,the pipe is connected to a fan in the attic that runs continuously, without making noise or using much power, to the gas safely away from the home.

Servicing Sump Pumps

This home in Washington, MO. was due for a maintenance inspection. Even though they didn't have the unique sump pump systems that Woods Basement Systems offers like the UltraSump or TripleSafe™ systems, Clint W. was still able to inspect the Zoeller sump pump they do have to make sure their sump pump is in good condition.

 

After performing his inspection on the sump pump, Clint also checked the exterior drainage line to make sure the water was being drained where it was supposed to be. He took the opportunity to install a cover on the end of the line to prevent dirt and debris from falling into the pipe where it could clog and block the water from being expelled. 

 

Even though the homeowners didn't have a sump pump system that Woods Basement Systems installs, we were still able to perform an inspection and maintenance check on the system in place.

Bowing Walls and Large Cracks

Foundation walls like this one in Effingham, IL. can come under a lot of pressure from the soil around the home as it naturally expands with the weather. This pressure can cause damage to the foundation walls such as cracking and bowing. 

 

As the soil expands and presses against the foundation wall, the wall weakens and cracks then begins to bow inward. If not fixed in time, the wall might even collapse! Fortunately, there is a way to fix this problem permanently.

 

The solution is to install wall anchors. Wall anchors work by connecting an anchor plate buried outside in the compressed soil with an interior plate against the wall. This connection is tightened, which pulls the interior plate - and by extension, the wall - back toward the anchor plate. This pulling force counters the pushing force of the expanding soil and permanently supports the wall. The system can even straighten the wall back to its original position, allowing the homeowner to properly repair the cracks.
