The concrete slabs that make up the back patio of this Saint Charles, MO. home had begun to sink into the ground at uneven levels, making the area uncomfortable and unsafe for the homeowner.

 

Concrete naturally settles into the soil slightly as the weight of the concrete compresses the soil beneath it. This settling should usually occur evenly beneath the entire slab and usually isn't noticeable. However, sometimes the settling occurs unevenly or the concrete sinks a noticeable amount. 

 

Typically, concrete settles when the soil beneath it gives away. This happens when loose soil gets compacted by the weight of the concrete more than compressed soil, or when water enters the space beneath the concrete and washes away some of the soil.

PolyLevel™ works by injected a lightweight foam beneath the concrete and curing it into a super-solid and high density foam capable of supporting the weight of the concrete above it. There was a billboard on the side of a highway in Saint Charles, MO that was significantly tilting. The concrete foundation the billboard was built on was settling with the soil around it but wasn’t settling uniformly causing the billboard to lean to a severe degree. It was on the edge of toppling so Matt A. of Pinnacle Contracting called Woods Basement Systems. Design Specialist Paul B. inspected the billboard and its foundation and recommended Helical Piers.

Woods mechanically screwed the Helical Piers into the soil surrounding the billboard’s foundation until they reached the appropriate stable soil or bedrock. The piers are then attached to the billboard’s concrete footing with steel brackets. The billboard’s weight is transferred through the piers to the competent, load-bearing strata through the piers to permanently stabilize it. Helical piers is also uniquely designed to lift homes, or billboards, back to level. Helical piers are suitable for both heavy and light loads and the steel parts of the piers are galvanized to prevent it from rusting.

The billboard is now in a more level position and permanently stabilized so it is no longer hazardous.

Partially Finished Basement Waterproofed in Saint Charles, MO

Woods installed the Geo-Lock Wall Anchors by driving galvanized steel anchor rods through the cracked foundation walls and attaching them to steel earth anchors embedded in stable soil conditions in the yard. Steel wall plates are connected to the anchor rods on the inside of the wall and the components are tightened to permanently stabilize the walls in place and prevent future damage.

The WaterGuard drainage system was installed under the cement floors along the perimeter of the basement. Other drainage systems are installed along the footing of the home or on the exterior of the foundation and are notorious for becoming clogged by mud and debris. WaterGuard is installed on top of the concrete footing to prevent it from clogging as it collects encroaching water from the foundation walls and floors and drains it to the sump pump.

The Twin Pack was installed to accept the water from the WaterGuard and pump it out and away from the basement through its discharge lines. The Twin Pack contains a primary and secondary pump so it can keep the basement dry in light drizzles and heavy downpours.

On the exterior of the home, IceGuards were installed on the discharge lines. If the discharge lines become frozen during cold winter months, IceGuards have slotted openings to give water an alternative escape route into the yard so it doesn’t come back into the basement.

Walls Permanently Stabilized in Saint Charles, MO

Galvanized steel anchor rods were driven through Don’s foundation walls and into the yard where they were connected to steel earth anchors. The rods are attached to steel walls plates and tightened to permanently stabilize the walls in place. Under the anchors, Woods installed BrightWall Wall Panelling over the stained foundation walls. BrightWall panels are white plastic panels that are waterproof and stain resistant and give the basement a brighter, cleaner appearance. They form a vapor barrier over foundation walls, guiding any water that might seep in down to the the drainage system around the perimeter of the basement. WaterGuard was installed under the concrete floors along the walls. It sits on top of the concrete footing to stay free of mud as it collects water from the floors and walls and drains it away to the sump pump.

The TripleSafe Sump Pump System was installed to evacuate the encroaching water out and away from the basement. The TripleSafe is made up of three pumps, including a battery back up pump, so even in heavy downpours and power outages, it will keep pumping water out through the discharge lines. On the exterior of the home, IceGuards were installed on the discharge lines. If the discharge lines become frozen or clogged, water can escape through holes in the IceGuard to keep it from getting back into the basement.

New Basement Drainage Channel in Saint Charles, MO

Saint Charles resident, Martin, had water seeping into his basement through the foundation floors. With hopes to sell his home, he figured he should call in professionals as his home was outdated and built in 1976. Crawl Space Flooding in St. Charles, MO

Crawl Space Flooding

This week Irene had her crawlspace flooded with water and needed it the water gone as soon as possible.  She also wanted to stop the water flow at its source. The problem was that water was coming in from under the home and getting in through footers and flooding the entire basement.  In turn, this water made it damp and humid, which is the perfect environment for mold to colonize.  Woods Basement Systems came out to evaluate her concerns and see how they could correct the situation. Irene purchased the SmartPump System, the SmartPipe System, the SaniDry XP System as well as the CleanSpace wall coverings to insure that everything would be fixed the proper way once and for all. With all of these systems working together, there was no way water was going to be a concern for her anymore.  The SumpPump would get the water out and the SmartPipe would catch any water coming through the dirt floor.

Now production had to begin, first a hole was dug out and the SmartPump System was placed inside and turned up so that all the water in the basement was pumped out.  Originally the water collected all around the basement, not a trench was dug where the SmartPipe would lie in order to catch any water coming through the dirt floor.  All exteriors lines for the SmartPump were then connected and lead outside of the home. Now that the two main systems where placed and ready to go, the CleanSpace wall covering was placed over the top floor which made it brighter and waterproof. Uneven Driveway

This week Jeremiah had his driveway PolyLeveled so that it would be flat once. He wanted all the cracked or uneven parts of his driveway to be fixed. Woods Basement Systems had talked with Jeremiah about his concerns and what actions to take in order to correct the problem.  Woods gave their professional opinion on how to fix the problem and Jeremiah was sold.

You might be wondering, what is PolyLEVEL? Well, PolyLEVEL is the approach to repairing sinking concrete slabs by combing the concept of mud jacking with that of the most advanced technology. Instead of using a mixture of mud and cement to raise your slab, PolyLEVEL utilizes high-density polyurethane specially engineered for all driveway issues.  It is also lighter allowing Woods to raise the slab without putting a high bearing load on it like mud jacking. The PolyLEVEL foam is also made from recycled materials and takes only one day to install.  This material is so strong that a train to drive over the top of it and wouldn’t even be effected by its load. After only five minutes of installation, you can then drive or walk on your new raised driveway.

When Woods comes out to begin, the first thing they do is drill a penny size hole of 5/8 of an inch in the concrete. We then slowly shoot the polyurethane material which foams up and seals the cracks and holes under the surface.  This then makes everything level and smooth. Next, Woods accurately lifts each slab piece to their specified heights. Once it is all level Woods seals up the holes that were drilled and waits five minutes for it to set up and harden. Then it’s ready to go.

Coming to a close, Jeremiah’s driveway is now flat. He is very pleased with how quick it took and how the finished driveway is looking when we walks on it.
