In the photo you can see a shadow at the top of the wood studs on the foundation wall: this is how far in the finished drywall needed to be because of the bowing in effect.  The reason we were called out to this Decatur, Illinois home was to stop the wall from moving in any further.  The wall continued to push in damaging the finished drywall and the homeowner wanted to fix the problem once and for all.  Otherwise, just resetting the finished wall in a couple of inches only would buy time until the force of the inward movement would damage the drywall a second time.  We installed our Geo-Lock® wall anchoring system to permanently solve the problem.

Professional Foundation Repairs and Concrete Lifting in Decatur, IL

Here at Woods Basement Systems, Inc., it has been our goal to put customer service first since we opened in 1986 - and we stand by that today. Our expert technicians use well-tested methods and high quality materials to ensure only the best results for you home project. we want to put our vast expertise to work for you to find a solution that will be the best fit.

Disrepair in a foundation can stem from a number of places, but most often is caused by poor soil that can no longer support the weight of the house. The solution? We use jack posts and foundation piers that go down to more stable soil to provide a more permanent solution to cracked, sinking floors. Additionally, our methods of using wall anchors and the I-Beam wall braces are proven to correct bowing, leaning walls.

Common warning signs of foundation problems:

  • Uneven or sloping floors
  • Cracks in the floor
  • Cracks in interior wall
  • Inward bowing walls
  • Sagging floors over a crawl space
  • Hard to open windows and doors
  • Tilting chimneys
  • Street creep
  • Cracks in exterior wall

Problems with uneven concrete on your patio or sidewalk? We know this can be a serious safety hazard, which is why we use PolyLEVEL concrete lifting. The PolyLEVEL is injected under the concrete with an injection hole no bigger than a penny. The PolyLEVEL then becomes a support for the concrete and fills in the gaps left by failing soil, making the concrete slab even again.

Basement waterproofing and Refinishing in Decatur, IL

When water builds up in a basement, it can become a breeding ground for mold and mildew which not only creates an unpleasant, musty smell, but also can cause damage to foundations in the future. Some of the main reasons that waterproofing in basements fail is a sump pump failure, leaky pipes, or water being let in during rain storms. Such problems can be remedied by installing a professional-grade sump pump and a dehumidifier. These products will ensure that the area remains dry and free of humidity and moisture, making the basement energy-efficient as well.

Considering refinishing your basement? Then waterproofing it first is an absolute must since waterproofing problems can still occur after renovation if it is not done right. We have the products and time-tested methods that will keep your basement free from water damage. Very Wet Crawl Space Encapsulated in Decatur, IL

Jason W. of Decatur, IL had a very wet crawl space. Water leaked into the crawl space and made the dirt floors a muddy mess. Even though he had a plastic liner in there, it did was flimsy and did nothing to keep water out of the space. The standing water from the leaks made the crawl space very humid which was rotting the wood floor joists and rusting pipes and ductwork that ran through the space. He couldn’t use the space for storage and was worried about the damage caused by the amount of moisture in the crawl space so he called Woods Basement Systems. Woods recommended a crawl space encapsulation system.

Woods installed CleanSpace along the foundation walls and dirt floors in the crawl space. Unlike the flimsy, 6 mil thick liners that bunch and rip, CleanSpace is a 20 mil thick, durable plastic moisture barrier that is secured in place to form an airtight seal and prevent moisture as well as outside air and pests from entering the space. It directs moisture to the drainage system below. It’s also treated with an anti-microbial finish that prevents mold and mildew growth on or under the liner.

Drainage matting was installed under the CleanSpace liner. Its dimpled designed provides channels for standing water under the encapsulation system to disperse to the drainage system.

The SmartPipe drainage system was installed along the perimeter of the crawl space. SmartPipe has multiple rows of channel holes that are covered in a special filter fabric that prevents it from being clogged by mud or other debris as it collects water from the foundation walls and dirt floors and drains it to the sump pump.

The SmartSump was installed to accept the water from the SmartPipe and expel it safely away from the crawl space through its discharge line. The SmartSump contains a powerful cast-iron pump and features a lid that was designed to form an airtight seal with the CleanSpace liner. It also has a WaterWatch alarm to alert the homeowners of possible plumbing leaks within the encapsulated crawl space.

An IceGuard was installed on the discharge line on the exterior of the crawl space. If the line becomes frozen or blocked by snow during the winter, the IceGuard has slotted openings to allow trapped water to escape to the yard and not back up into the basement.

Jason W. is thrilled he can finally use his crawl space for storage and he no longer has to worry about damage from high humidity.

Crawlspace Made Usable in Decatur, IL.

Dave K. of Decatur, IL had a major water problem in his crawlspace. Water was flooding into his crawlspace and had nowhere to go. The standing water was causing the wood beams in the crawlspace to rot and mold to grow along the walls. Dave was worried about the water damage and wanted to make his crawlspace a usable space so he called Woods Basement Systems for a free estimate. Design Specialist Kevin E. inspected the crawlspace and recommended crawlspace encapsulation.

Over the walls and floors of the crawlspace, CleanSpace vapor barrier was installed. CleanSpace is a thick plastic liner that prevents moisture from entering into the crawlspace and gives the crawlspace a brighter and cleaner appearance. Drainage matting was installed along the dirt floors of the crawlspace underneath the CleanSpace. Drainage matting is dimpled which provides channels for standing water to disperse to the drainage system.

Along the perimeter of the crawlspace, SmartPipe was installed. SmartPipe is a drainage system designed for crawlspaces with dirt floors. It has rows of holes that are covered in filter fabric so it won’t become clogged with dirt or debris as it collects water from the floors and foundation walls of the crawlspace and drains it away to the sump pump for removal.

The TwinPack sump pump system was installed. The Twin Pack contains two powerful, cast-iron pumps that ensure that water is being pumped out of the crawlspace through its discharge lines, even in severe weather. On the exterior of the crawlspace, IceGuards were installed on the discharge lines. IceGuards have slotted openings to allow water to escape if the lines become frozen or clogged.

Within the crawlspace, the SaniDry dehumidifier was installed. The SaniDry prevents rot, mold growth and musty smells in the crawlspace by keeping the relative humidity low.

Dave K. is thrilled that his crawlspace is now usable and he can safely store his belongings.

Basement Stabilized and Waterproofed in Decatur, IL

Rod Z. of Decatur, IL had a surprising amount of water coming into his basement along cracks that had formed between his walls and floors, which was causing mold and mildew to grow. He also had large stair step cracks along the stone bricks of his foundation walls. He was worried these might be signs of larger problems so he called Woods Basement Systems for a free assessment. Design Specialist Greg B inspected the inside and outside of the home and found the perfect solution for Rod.

Woods installed Geo-Lock Wall anchors along the walls. Geo-Lock Wall Anchors permanently stabilize walls using steel wall plates connected through the wall to galvanized steel earth anchors by an anchor rod. They are tightened to ensure the wall won’t move or bow any further and in most cases, can straighten the walls. In an area where the outside of the foundation wall was inaccessible, they installed a PowerBrace. PowerBraces are heavy-duty steel beams that are fit against the wall and held in place by steel brackets attached to the cement floor and wooden floor joists. They prevent the wall from moving in any further and because they are adjustable, they can be tightened over time for the opportunity to straighten the wall.

WaterGuard was installed around the perimeter of the basement, under the concrete floors. It’s a drainage system that sits on top of the concrete footing of the foundation so it is out of the way of any mud that may clog it. It collects water coming in through the walls and floors and drains it away to the sump pump.

A Twin Pack sump pump system was installed. It contains two powerful, cast-iron pumps, a primary and secondary, to ensure that if one pump fails or can’t keep up with all the water coming in, the other pump will keep unwanted water pumping out of the basement through the discharge lines. On the discharge lines, IceGuards were installed. It’s slotted openings allows trapped water in discharges lines that have become frozen or clogged to flow out into the yard, rather than run back into the basement.

Rod Z. is happy to know his foundation walls are permanently stabilized and his basement will stay dry even in severe weather.

Foreman Juan H. installed WaterGuard, a perimeter drainage system. The WaterGuard guides water to the TwinPack sump pump system and away from the basement. IceGuard was installed to the discharge line as an exit in the event that discharge line would become frozen.

Now, Jeff's basement is dry and will stay dry.

Crawl Space Waterproofing in Decatur, IL

Andrea H. of Decatur, IL was experiencing issues with standing water in her crawlspace due to open vents and improper space sealing. The standing water started causing mold and rotting wood in the crawlspace. Woods Basement Systems fixed the standing water by sealing the crawlspace with CleanSpace and vent covers along with a TwinPack sump pump to pump out water that may appear in the crawlspace. The customer also had a SaniDry installed to reduce the relative humidity and help control temperature in the crawlspace, which will decrease their energy bills.

Basement Dehumidification in Decatur, IL

A Decatur, IL resident was having problems with condensation in his basement.  He tried using a small household dehumidifier to dry the air, but it could not properly get the job done.  The condensation was beginning to form mold and was causing his entire home to smell.

Woods Basement Systems installed a SaniDry XP in his basement to solve his condensation problems.  The SaniDry XP dries the air and has a powerful blower that moves the dry air out and into the basement area.  The resident was very pleased with the SaniDry XP and now enjoys a dry and mold-free basement.

Foundation Settlement in Decatur, IL

Foundation settlement is a common issue among older homes and buildings.  Some common indicators of foundation problems are cracks extending from doors and windows, windows coming out of their square, and stair-step cracking.  It is important to get the problem solved rather than putting it off because the settlement will only get worse over time.  As the foundation problem does get worse, it’s going to cost more to fix it.

Woods Basement Systems uses Push Piers by Foundation SupportWorks to solve the foundation problems in a historical Decatur, IL building. Push piers solved this building’s foundation problems, and now the building can stand firm for many more years to come.

A Decatur, IL resident had been having problems with her basement walls cracking and slightly bowing.  She knew the problem would only get worse with time, so she decided to fix it while it was still small.  The resident planned to finish the basement someday, so the first step was to get the walls stabilized.

Woods Basement Systems installed wall anchors along the outside of the basement walls. Nasty Crawl Space in Decatur, IL

A homeowner in Decatur, IL was in the process of putting his house on the market when he noticed moisture and water in his crawl space.  He had been living in his home for 23 years and wanted to get the problem solved as soon as possible.  His biggest concern was selling his house and doing whatever needed to be done to make that happen.

Woods Basement Systems came out to inspect his crawl space and found inches of standing water.  In order to eliminate humidity, odors, and mold in the crawl space, Woods decided to install CleanSpace, SmartPipe, and a SuperSump.  The CleanSpace system kept the crawl space clean and dry, while the SmartPipe and SuperSump pumped water out and away from the home.

The resident was very pleased with the end result and greatly appreciated all the work done by Woods to restore the property value of his home.

We have lived in our home for a year and when we bought it, it had elevated radon levels. A radon mitigation system has been installed. I would like the system serviced. Additionally, we have a ton of concrete dusting on the basement floor and walls. I was wondering if you had a sealant that could be applied to the walls and flooring. We are wanting to redo the paneling and add more paneling to make the space more livable. Thanks
