Basement Block Wall Leak

A basement foundation made from stacking concrete blocks is a sound building practice.  My old grade school was built that way and is still in town.  However, the blocks have hollow, open cells in the middle.  This makes them lighter to handle and build a wall.  Older blocks have 3 open hollow cells in the middle.  

 

The exterior damp proofing, this is the the wording most City codes call for at the time of construction, is a coating applied to the exterior of the basement wall.  Overtime, this coating becomes effected by the elements and begins to allow water to pass into the block and collect in the open cells.  Then as more and more water collects and is help vertically inside the wall, the leaks spring and the basement gets wet.  Small leaks at first but over the year the leaks will become worst if not repaired.

 

We will install our interior waterproofing systems along the basement floor at the wall and drain the water to the sump pump.  Additionally, we drain each block cell to make sure "all" the water is controlled and the hydrostatic pressure relieved.  As we drilled the whole, water leaked onto this Cahokia Heights' basement floor.

Wayne of East Saint Louis, Illinois reached out to Woods Basement Systems to look over his crawl space after he noticed that water had leaked inside. System design specialist, Blake R., looked over the area and saw that the tarp that the homeowner currently had wasn't keeping out water leaks. Blake recommended installing a CleanSpace vapor barrier system onto the walls and floor to completely seal the crawl space from water damage. 

A CleanSpace vapor barrier system is unlike any other because this system is made out of inorganic materials. This means that if water were to leak inside, no mold would be able to develop. The barrier system will also keep out water leaks by repelling the water.

When basements experience leaks, they can often rise from below the floor. Water collects near the footing and rises up through the gap between the floor and the wall, where it then leaks into the basement. 

 

Some waterproofing plans will try to drain this water from around the footing before it can build up to reach the floor. The problem with these systems is that they often sit in the mud and the filter fabrics they require to keep the mud out of the sump pump will clog. Once the drainage system clogs, the water builds up around it and leaks inside anyway. That's why Woods Basement Systems uses WaterGuard™. WaterGuard™ is the smarter solution to preventing leaks from below the floor. 

 

WaterGuard™ sits on top of the footing, just beneath the floor, where it can collect water rising from below the floor without sitting in the mud next to the footing. This means WaterGuard™ won't clog and won't need filter fabrics that will need replacing. The system can also collect water that leaks in through the walls thanks to a built-in gap between the wall and the floor. This gap catches water from the wall and directs it into the sump pump system with any water collected from below. 

 

Once installed beneath the floor, the trench that gets dug for it is recovered in concrete and the bottom section of the wall is replaced. When everything is done, the basement will be protected from leaks from outside without being an eyesore to anyone inside.

Rosalind and Charles of East St. Louis had cracks that led to water leaking into the basement, so he decided to call Woods Basement Systems for a solution. Systems design specialist, Simba T. recommended installing a Twin Pack pump, CleanSpace, and WaterGuard.

Foreman, Bradly P. installed the products. The Twin Pack pump comes with two stainless steel pumps at different heights to combat flooding. CleanSpace is a vapor barrier used to collect water that seeps through basement walls. It is made out of inorganic materials, so it does not support mold growth. WaterGuard takes that collected water and guides it to the sump pump to be removed from the home.
