Protecting Crawlspaces from Moisture

One of the most harmful things to enter a crawlspace is water vapor. This water vapor will condense on the cooler surfaces in the crawlspace, like the walls or the floor joists that make up the ceiling. Once inside, water vapor damages the surfaces and fuels rampant mold growth. This mold and water damage can wreak havoc on floors above the crawlspace as they weaken the joists. This could lead to sagging or bouncing floors which would result in costly repairs.

 

It is easier instead to block the water vapor from entering the crawlspace. One way water vapor enters the crawlspace is through the dirt floors. The owners of this crawlspace have taken measures against that by placing waterproof tarps down across the floor. While this isn't a product specifically designed to protect crawlspaces like CleanSpace™ it is definitely a step in the right direction and a good idea. But the homeowners didn't block water vapor from entering through the windows! Humid air will be drawn into the crawlspace and bring water with it. This humid air will feed mold growth and cause the crawlspace to fill with damp, uncomfortable air.

 

By blocking the windows in the crawlspace, the homeowners would be able to protect the crawlspace from water vapor present in humid air. Early Signs of Foundation Problems

This home in Jerseyville, IL. was experiencing serious cracking and bowing to the block foundation walls in the basement. These walls were showing the signs of serious damage with a signature cracking called stairstepping cracks. These cracks appear in the mortar between the blocks, causing the familiar stair-shaped pattern. 

 

There are two main causes for these cracks to appear; the footing beneath the house settling and the soil around the house expanding inward against the walls. When the footing settles, it leaves the wall unsupported and it begins to degrade under its own weight. The wall is often still straight when it cracks in this fasion, it is simply breaking in a downward direction with the settling foundation. The other way these cracks appear is from the pressures of the expanding soil around the home. Soil natural expands with changes in the weaher, causing it to press against the foundation walls. With enough pressure, it can cause cracking. When this happens, the walls often crack inward, causing a bow shape in the wall. 

 

Both problems can be fixed, but for this house the problem was with the expanding soils, not settling footings. To fix this problem, wall anchors can be installed that will strenghten and support the failing walls permanently. Wall anchors work by attaching an interior plate to a steel rod that connects to an anchor plate buried outside. This connection is tightened, pulling the interior plate toward the anchor and strengthening the wall. This system can even be used to straighten the walls back to their original position. 

 

Once the wall anchors are installed, the foundation walls will be permanently supported and the cracks can be repaired, making the wall whole again.
