Basement are places where high humidity may collect and then condensation issues may arise. Water vapor condenses on duct work when the AC is running and/or cold water pipes. In this case it was the water softener, full of cool water, causing condensation on the outside of the tank. So much water vapor reverted back to water, running down the tank, and making the basement floor so wet the homeowner thought they had a seepage problem. But it had not rained for a couple of weeks...?
SaniDry® took care of the problem. Our dehumidifier runs off of the same 6.8 AMPs as a 40 pint dehumidifier but ours is rated at 100 pints. It's LARGE blower can move the air better too but it is not noisy. We have a SaniDry® that is a low profile model for crawl spaces too.

Concrete is a heavy material and so are the vehicles, machinery, and structures that concrete slabs and footings are expected to support. For many basements, water leaks are most common where the wall meets the floor. This is because there is a small gap there from construction. Water levels can rise from below the floor and eventually leak inside through this gap.
This was the case for Lee T. from Florissant, MO. who had water leaking into his basement. To stop the water from leaking in, Mike B. from Woods Basement Systems installed WaterGuard™. WaterGuard™ is a system made up of specially designed pipes that drain water into the sump pump system before it rises above the floor. It can also drain away leaks from the walls thanks to a built in gap that catches the water.
Unlike other systems that are placed next to the footing, WaterGuard™ is placed on top of the footing. Because it is on the footing, it is clear of the mud that sits near the footing. This means it doesn't need filter fabrics like the other systems do. While those other systems' filters clog, the WaterGuard™ system will keep working to keep the basement dry.
WaterGuard™ is the best drainage system to keep basements dry because it is specially designed for basements. Now Lee T. has protection from water leaking into his basement from the gap where the floor meets the wall, as well as from leaks through the walls themselves.
This TripleSafe™ sump pump system in Florissant, MO. is designed to keep basements dry in all kinds of conditions.
One feature of the TripleSafe™ is its three-pump design. Unlike most sump pumps, the TripleSafe™ features three individual pumps in one liner, making it capable of dealing with higher levels of water than other sump pump systems. One of the pumps is also battery powered, allowing it to switch on to keep the basement dry even when the power is out.
But even multiple pumps can't help if the pipe they use can't handle the amount of water they pump. That's why the TripleSafe™ system has two discharge lines. With two lines, the TripleSafe™ can pump out water without being throttled by the limits of the discharge pipe.
There are far more features than just multiple pumps and discharge lines. The TripleSafe™ also has an air tight lid to prevent radon seepage, an alarm to alert homeowners of leaks from outside of the pump and even a floor drain that won't let air escape but will allow water from exterior leaks (like pumbing leaks) to enter the sump pit.
This basement in Florissant, MO. is protected by the feature-packed TripleSafe™ sump pump system, which can keep it dry even when other pumps would fail.
In order for a basement to be protected by a sump pump, that pump needs somewhere to drain the water. When a sump pump is installed, a discharge line is added that carries the water from the pump out to a point away from the home where it can be safely dumped.
During winter weather these discharge lines can sometimes freeze. The ice in the pipe will block any water trying to escape through the end of the line. Instead, that water gets backed, causing the sump pit to fill. Because there is nowhere else to go, the water fills the sump pit and can eventually overflow into the basement. This can even happen outside of the winter months if dirt and debris clogs the exit of the discharge line.
Thankfully, there is a way to protect your basement from this; IceGuard™. IceGuard™ is an attachment added to discharge lines that allows water to escape the line if the exit is blocked. Because of its unique shape, water will only leak out of IceGuard™ if the end of the discharge line is blocked and won't leak if water is still flowing to the exit.
With IceGuard™ on these discharge lines, water will always be able to be pumped from the sump pit even if the other end of the line is blocked or frozen.

She had to run the air conditioning constantly during the summer for little effect in temperature and had to the same with heating during the winter which made her energy bills higher. With colder and colder temperatures looming, she called Woods Basement Systems and Dr. Energy Saver for a free energy audit. After inspecting the home for energy leaks, Design Specialist Jake K. found that the attic under-insulated and recommended upgrading it.
Woods air sealed the attic first. Air exfiltration allows heated or cooled air to escape and be replaced but the warmer or cooler air outside which makes it harder to keep the home comfortable. Using an expanding polyurethane foam, every gap and hole around things like ductwork, windows, attic entrances, etc., were sealed to prevent air from escaping.
Woods then blew in TruSoft cellulose insulation to blanket the attic in a thick layer to the amount of insulation the Department of Energy recommends for Cheryl’s climate. Cellulose insulation is made from recycled newspaper material that has been treated with a borate solution that makes it fire and mold resistant and deters pests. Along with air sealing, this cellulose upgrade can cut energy bills up to 40%.
Cheryl W. can now enjoy the comfort of her master bedroom and is happy that her insulation upgrade will end up paying for itself by saving her money on energy bills.
John O. of Florissant, MO thought he’d dealt with the water problem in his basement but he was still getting leaks. He had a sump pump but it was no longer working and left his basement unprotected. He also had a small store-bought dehumidifier that was no match for the high humidity in the basement. John was tired of dealing with his water problem so he called Woods Basement Systems for a free estimate. Design Specialist Adam R. inspected the basement and recommended a new basement waterproofing system.
Woods installed the WaterGuard drainage system under the cement floors along the perimeter of the basement. Other drainage systems are notorious for clogging because they are installed along the concrete footing or on the exterior of the foundation. WaterGuard is an interior drainage system that is situated on top of the footing so it will remain free of mud that might clog it as it collects water from the foundation walls and floors and drains it to the sump pump.
Woods replaced the old, burnt out sump pump with the TripleSafe to expel the water collected by the WaterGuard safely out and away from the basement through its discharge lines. The TripleSafe contains a primary, a secondary and a battery back up pump so it can offer protection from weather ranging from light showers to severe thunderstorms that cause power outages.
IceGuards were installed on the discharge lines on the exterior of the home. They prevent water from getting back into the basement if the lines become frozen by giving the water and alternative escape route through its slotted openings.
Woods replaced the small store-bought dehumidifier with the SaniDry dehumidifier. The SaniDry uses as much energy as the smaller store-bought unit but is far more powerful. It can remove up to 109 pints of water from basement air in a day. It keeps the relative humidity low in the basement to reduce musty smells and make conditions inhospitable for mold growth.
John O. is relieved that his water problem is now a thing of the past and his basement will stay dry when the weather forecast is calling for rain.

Foreman Dillon L. removed that bottom half of the damaged finished walls and replaced them with the Everlast Wall Panelling System. Everlast Wall Panels are made of durable materials that are mold and moisture resistant and protect the wood-framed upper wall from future damage.
WaterGuard was installed along the basement walls, under the concrete floors, to collect water seeping in through the basement floors and walls and take it to the sump pump. The TripleSafe sump pump system was installed. It contains three pumps: a primary pump, a secondary pump and a battery back up pump. Each pump adds an extra level of protection from water flooding in and the battery back up pump ensures that system will keep pumping water out of the basement in a power outage. The TripleSafe pumps the water through a discharge line and out of the basement, away from the house. An IceGuard was installed on the discharge line to keep water being pumped out from coming back in if the discharge line becomes frozen or clogged.
A SaniDry dehumidifier was installed as well. The SaniDry dehumidifier keeps relative humidity low so mold and mildew don’t grow and the basement air doesn’t smell musty.
Phyllis B. no longer worries about water damaging her finished basement.
